Short-Term Rental Turnover Cleaning: Quick Cleans Between Guests
Short-term rental turnovers sit somewhere between a recurring home clean and a move-out. The home is usually in decent shape, but the window is short, the standard is high, and the next guest arrives whether you are finished or not. For a maid service with flexible teams, rental hosts can be steady, good work, as long as the details are handled well.
How Rental Turnovers Differ
Long-term rentals are covered in Scheduling Cleans Across a Property Manager's Whole Portfolio. Short-term rentals are a different rhythm: many small, quick turnovers instead of a few big move-outs.
A turnover usually happens between a guest's checkout and the next guest's check-in, often the same day. The job is a full clean of kitchen, bathrooms and living areas, plus things a regular home clean might not include: changing every bed, doing laundry, running the dishwasher, and resetting the home so it looks the same as the listing photos.
Getting Turnover Dates From the Host
MaidBossPro does not connect to rental booking platforms, so turnover dates come from the host. That is simpler than it sounds. Most hosts are happy to send their upcoming checkouts by text or email once a week, or to send a service request through the customer app whenever a new booking comes in.
Two-way texting from the office keeps each host's messages in one thread. Agree on a simple routine, such as “Send us your checkouts for the next two weeks every Monday,” and a rule for last-minute bookings. The office then puts each turnover on the dispatch board as a one-time job.
Setting Up the Rental
Set up the host as a client and each rental as an address. The cleaning details on each turnover job tell the team what to expect: bedrooms, bathrooms, square feet and pets if guests can bring them. Extras that fit rentals well include:
- Change linens. Every bed, every turnover.
- Laundry. Washing and drying towels and sheets on site, if the rental has a washer.
- Dishes. Unloading the dishwasher or washing what guests left in the sink.
- Inside fridge. Clearing out food left behind.
Once you have done one turnover at a rental, the next one fills in from the last job, with a note saying so. You only change what is different.
Entry Notes and House Notes
Rentals almost always use a lockbox or keypad. Put the location and code in the entry notes, and include anything the team needs to reset the home for the next guest: “Lockbox on side gate, code in notes. Spare linens in hall closet. Leave two towels per guest on each bed. Thermostat to 72 on exit.” Those notes show under the address on the team's phone at every turnover.
If the host changes the keypad code between guests, ask them to text you each new code, and update the address before the next visit. The entry note always shows the current code, never an old one. More on writing good access notes in Keys, Door Codes and Alarm Notes for Office Cleaning Accounts.
Photos for the Host
Hosts often live far from their rentals and rarely see them between guests. Before-and-after photos taken in the team app and saved with the job show them what the home looked like after checkout and after the clean. Before photos also help a host document damage or a mess left by a guest. If the team finds something broken or missing, a note with a photo gets back to the office so you can tell the host right away.
Billing Hosts
Hosts with one rental are often happy with a card on file, charged when the team taps Complete. Hosts with several rentals, or small companies that manage rentals for owners, may prefer one statement a month. Set the account to Monthly, and each turnover appears on the statement with the rental's address on its own line. Invoices carry line items, so linens and laundry show separately from the base clean.
Keeping Turnovers Profitable
Rental turnovers are short, so drive time matters. Group rentals by area where you can, and price with the travel in mind. Watch for turnovers that consistently run long, which usually means the base price is too low or the extras are not being charged.
Consistency matters too. Guests compare the home to the listing photos, and hosts notice when towels are folded differently from one stay to the next. Keeping the same team on the same rentals where you can, and putting the reset instructions in the notes, keeps every turnover looking the same.
For same-day rush turnovers, which are a big part of this work, see the next guide. To see how short-term rentals fit with move-outs, offices and your recurring homes, visit the MaidBossPro commercial cleaning software page.
